4 Common Causes of Remodeling Delays

It’s exactly what you don’t want to hear, “Your home remodeling project is going to be delayed.” But even with the most capable, attentive, and dedicated remodeling contractor, it can happen. However, if you plan ahead and do your homework, while not completely unavoidable, delays can be kept to a bare minimum. What typically causes a project to fall behind? Here are four common causes of remodeling delays.

1. Weather

The reason why many homeowners schedule their remodeling projects between late spring to early fall is because there is likely to be mostly clear weather. This is an especially important factor with exterior remodeling, such as a deck, roofing, or home additions. While it isn’t as big of a factor with interior remodeling, certain components such as grout and cement can take longer to cure, and therefore delay the project. Weather can also delay materials reaching your home, especially, if they’re sent from an out-of-state supplier.

2. Lead Time Miscalculation

A common cause of a remodeling delay, especially with inexperienced remodeling contractors, is a miscalculation in lead times or shipping deliveries. Some contractors source their materials not from the manufacturer, but from a depot or other sources that require a go-between which can take longer to receive the products. The products also might be on back order.  An experienced custom home builder has full control over lead times and can accommodate changes to the project with minimal delays. Visiting and consulting with interior design consultants can help you choose materials that are currently available and go well with your designs. Keep deliveries on time by choosing in-stock products from large suppliers.

3. Remodeling Permits and Inspections

Both permits and inspections can cause remodeling delays if they aren’t timed appropriately. Most kinds of remodeling work require permits which are typically handled by the contractor. Experienced contractors have an idea of how much time is needed to process various permits and they’ll be stay on top of the application process to keep the project on schedule.  Inspections are usually required as well for many remodeling jobs. If a project fails an inspection, this can cause delays and increase expenses. Make sure you speak with your contractor about the timeline for permits and inspections before the work begins.

4. Remodeling Plan Changes

A significant cause of remodeling delays is plan changes. Sometimes plan changes are necessary because of a discovery made during a project, but other times homeowners change their minds. Even something that seems like a minor change like a moving an electrical outlet to a different wall could create delays and possibly extra costs.
