Building an ADU on your property can solve multiple problems. ADUs provide you with extra room to house guests and extended family members or give you a steady income source if you decide to rent them out. In San Diego, you can have two ADUs built on your property: one main ADU and one junior ADU.
Which ADU House Plan Is Right For You?
Each homeowner has different needs and reasons for building an ADU. Which ADU house plan is right for you depends on many factors, including your location in San Diego County, the size of your primary residence, and more. Regulations differ throughout the County, but for the most part, ADUs will add value to your property; they can always be rented but not sold separately from your main home. You can rent both the main house and the ADU out, but some restrictions may apply if you live in the County.
An ADU can be built as:
- Attached ADU
- Detached ADU
- Conversion of an existing space such as a garage
How Big Can An ADU In 2020 Be?
According to the County of San Diego Planning & Development Services, “An ADU attached to a primary dwelling may be up to 50% of the single-family residence size, up to a maximum of 1,200 square feet.” However, a detached ADU may be up to 1,200 square feet, regardless of the single-family residence size.
Here are some examples of allowed ADU sizes, courtesy of the County
- Existing single-family residence of 1,800 sq. ft. x 50% would allow an attached ADU of up to 900 square feet.
- Existing single-family residence of 3,000 sq. ft. x 50% would be 1,500 square feet, but an attached ADU would be allowed up to a maximum of 1,200 square feet.
- Single-family residence of 1,800 sq. ft. would allow a detached ADU of up to 1,200 square feet.
