We call it a magical space because it makes room for loved ones. The ADU makes more room for family or tenants on your property. That means it’s easier to keep an eye on loved ones or your rental property if you choose to rent out the Accessory Dwelling Unit.

In recent years, ADUs have become highly sought-after because housing is scarce and many homeowners desire to have loved ones close by.

Where do you build the ADU?

ADUs can be new construction or a conversion of an existing space like a garage. They also can be detached or attached to your existing home. However, Junior ADUs  (JADU) must be converted from an existing space. When you sell your home the ADU

is sold with the property.  One study in Portland, Oregon found that adding an ADU increased the property’s resale value by 51 percent.

ADU Garage Conversion

You might consider a garage conversion for your ADU or you might have a main ADU built as a stand-alone.  In California, all single-family homes are allowed at least one ADU. If the single-family home is owner-occupied then two ADUs are allowed (one larger and one junior)

How big are ADUs?

Generally, ADUs range from approximately 850 square feet to 1,200 square feet for one-bedroom to two bedrooms, respectively. A JADU can be up to 500 square feet and, for both, ADUs or JADUs, they must be no smaller than 150 square feet.

ADUs can have one or two bedrooms.
